Willow Valley Marina On The Colorado River in Mohave Valley AZ 86440 ~ a tiny inlet off the Colorado River in the deep water area (translation: no killed propellers!) of Mohave Valley, AZ 86440, 5 miles south of the Avi Resort on the AZ side is a unique area in that there is no other full service marina on the Colorado River for around 100 miles on either side.

This private, gated marina serves only the homeowners in about a 3 square mile radius. The Willow Valley HOA dues are . . . hope you’re sitting down . . . under 68 bucks a year!

Evergreen Addition /Rio Vista is a popular area among the California boating crowd. The homes are a bit newer in general and there is greater uniformity than with some of the other areas. The streets are all named after trees–Aspen, Peppertree, Smoketree etc. Price range: 50-300k.

Cimmarron Lake has an additional 30/month HOA dues in addition to the 61.22 annual Willow Valley Club Association dues. This site-built homes only area with custom homes, city sewer and underground utilities is a popular suburb for those who want the uniformity of homes only but also want the Willow Valley Marina privileges. Willow Valley Marina has a live-in caretaker who polices the area 24/7/365. The marina is gated and homeowners have card keys to access the area. If you are a property owner who rents out the property, you and your tenants will each be entitled to a key and a boat sticker–which makes it a desired area for investors as well as renters. The community has specific requirements for boats to be allowed access within the gates of the marina.

EPCOR, the Canadian company that purchased Arizona American Water, Bullhead City’s main water company, is replacing outdated water lines in Old Bullhead.


4,000 feet of 8-inch pipe has been replaced during this 3-month long, half a million dollar project which is nearing its completion date.

The improved water pressure is expected to spur redevelopment in the blighted area between First and Seventh Streets, which Bullhead City has long needed. Work performed exclusively on the west side, between Highway 95 and Moser Avenue should also improve water pressure on the east side of the highway.

The piping being replaced has been in service for several decades-some parts of the pipe exceed 50 years old, and new lines allow the system to meet construction standards that have been updated since 1950.

With new streetlights, water lines and other improvements happening in Old Bullhead, the time may be right to pick up one of these Bullhead City commercial real estate land parcels for investment or development!

On November 20, 2012, Bullhead City Council unanimously approved a 40 year lease agreement for the land upon which will be built an 80 room Holiday Inn Express, complete with convention center and even a water park, just south of the intersection of Highway 95 and Silver Creek Rd (the 8.94 acre parcel is located at 1300 Silver Creek Rd, Bullhead City AZ 86442), across the street from Lowe’s.

Steve Sunde, owner of local favorite Foam and Froth Car Wash will be developing the hotel.

Steve said during the November 20 Council meeting that the project will use 70-80% local subs during this 36-month project, and he estimates that 20-30 new jobs will be created.

The lease will be fee-free, but in exchange, the City of Bullhead City will enjoy use of the conference center and water park at certain times for their meetings, community events and special events, in addition to the considerable revenues the project will add to City coffers.

The land had originally been a wastewater treatment facility, but ADEQ has issued a letter of clean closure, meaning the land has been cleaned up to their satisfaction and can now be safely developed.
