Willow Valley Marina On The Colorado River in Mohave Valley AZ 86440 ~ a tiny inlet off the Colorado River in the deep water area (translation: no killed propellers!) of Mohave Valley, AZ 86440, 5 miles south of the Avi Resort on the AZ side is a unique area in that there is no other full service marina on the Colorado River for around 100 miles on either side.

Cimmarron Lake has an additional 30/month HOA dues in addition to the 61.22 annual Willow Valley Club Association dues. This site-built homes only area with custom homes, city sewer and underground utilities is a popular suburb for those who want the uniformity of homes only but also want the Willow Valley Marina privileges. Price range: 100-250k.


Willow Valley Marina has a live-in caretaker who polices the area 24/7/365. The marina is gated and homeowners have card keys to access the area. If you are a property owner who rents out the property, you and your tenants will each be entitled to a key and a boat sticker–which makes it a desired area for investors as well as renters. The community has specific requirements for boats to be allowed access within the gates of the marina.

There are 2 white sandy beaches (one is buoyed off in a no wake zone for those just wanting to relax and soak up sun!), day use boat docks, BBQs with grass and cabanas for picknicking, even phones and public restrooms. Two beautiful launches AND a trailer area where you can leave your trailers all day.

Commercial Real Estate Bullhead City AZ – New Holiday Inn Express To Be Developed In Bullhead City

On November 20, 2012, Bullhead City Council unanimously approved a 40 year lease agreement for the land upon which will be built an 80 room Holiday Inn Express, complete with convention center and even a water park, just south of the intersection of Highway 95 and Silver Creek Rd (the 8.94 acre parcel is located at 1300 Silver Creek Rd, Bullhead City AZ 86442), across the street from Lowe’s.

Steve Sunde, owner of local favorite Foam and Froth Car Wash will be developing the hotel.

Steve said during the November 20 Council meeting that the project will use 70-80% local subs during this 36-month project, and he estimates that 20-30 new jobs will be created.

The lease will be fee-free, but in exchange, the City of Bullhead City will enjoy use of the conference center and water park at certain times for their meetings, community events and special events, in addition to the considerable revenues the project will add to City coffers.

The land had originally been a wastewater treatment facility, but ADEQ has issued a letter of clean closure, meaning the land has been cleaned up to their satisfaction and can now be safely developed.

You would be amazed to learn how long, contentious and costly battles have been fought over land on the Colorado River.

A recent case, the Aria Case, that started in the early 1990s was settled and put to rest just last year, over a triangle of land on the Colorado River known as the ‘disputed triangle’.

The main issues were whether, through gradual accretion or sudden avulsion, the borders of California, Arizona and the Fort Mohave Indian Reservation were changed over the past 100-ish years–and who had claim to ownership of the disputed land.

The Tribe and the Aria family (gathering other landowners over time) differed over what those boundaries–and ownership–actually were in the present day.

Several dozen disputed parcels along the Colorado River were, after much expert testimony and many studies, deemed to be rightfully owned by their individual owners.

The Tribe appealed the ruling, but withdrew their appeal last year.

Through these past 17 years, getting title insurance issued for these parcels was impossible, making them difficult and risky to transfer for all parties.

The Aria ruling eliminates those particular obstacles to clearing title (subject to whatever other liens or encumberances exist on any individual parcels).

The Aria Case is a fascinating story of how Mother Nature can potentially change the claim to land without ‘human’ intervention.

This wonderful parcel previously among the disputed properties is now available for purchase.

9502 Evans Lane may be one of the best off-River properties available because of its corner location and bordering Tribal agricultural land.

This 1.38 acre land parcel at the extreme north end of Evans Lane, a street of equestrian estates and ranches, has frontage on both Evans Lane and Indian Road, with nothing but wide open spaces to the north and the Colorado River just a few blocks west at Dike Road, the most exclusive Colorado River custom waterfront homes location in our area.

Why You Need A Commercial REALTOR

In the article, the author Hans Steege tells the story of what he encountered representing his company as leasing agent, as they set out to find new commercial space.

What Hans found out was that without representation, his company was disadvantaged.

They went in supremely prepared, to be sure–with knowledge of their business and its needs. Computer aided design. Armed with information about the market offerings.

Yet, they were not taken seriously by the landlords and their commercial real estate brokers.

As a Bullhead City AZ commercial real estate broker who represents owners of improved and unimproved commercial real estate properties for sale and lease, I have a duty to protect my client and be honest in dealings with customers.

That duty, however, doesn’t extend beyond honesty where unrepresented parties are concerned.

We always set out to create a win-win situation. It’s just common sense.

But we won’t–we CAN’T–let our clients leave money on the table.

I hear so often, especially from investors, that they don’t NEED an agent, they don’t WANT an agent involved, an agent will cost them more money, they don’t want to be tied down because more than one agent is better. So they seek out the listing broker and act as their own representative.

As soon as most consumers start negotiating on their own behalf, the difference between them and a seasoned commercial broker becomes apparent.

Hans’s story ended happily:
