You would be amazed to learn how long, contentious and costly battles have been fought over land on the Colorado River.

A recent case, the Aria Case, that started in the early 1990s was settled and put to rest just last year, over a triangle of land on the Colorado River known as the ‘disputed triangle’.

The main issues were whether, through gradual accretion or sudden avulsion, the borders of California, Arizona and the Fort Mohave Indian Reservation were changed over the past 100-ish years–and who had claim to ownership of the disputed land.

The Tribe and the Aria family (gathering other landowners over time) differed over what those boundaries–and ownership–actually were in the present day.

Several dozen disputed parcels along the Colorado River were, after much expert testimony and many studies, deemed to be rightfully owned by their individual owners.

The Tribe appealed the ruling, but withdrew their appeal last year.

Through these past 17 years, getting title insurance issued for these parcels was impossible, making them difficult and risky to transfer for all parties.

The Aria ruling eliminates those particular obstacles to clearing title (subject to whatever other liens or encumberances exist on any individual parcels).

The Aria Case is a fascinating story of how Mother Nature can potentially change the claim to land without ‘human’ intervention.

This wonderful parcel previously among the disputed properties is now available for purchase.

9502 Evans Lane may be one of the best off-River properties available because of its corner location and bordering Tribal agricultural land.

This 1.38 acre land parcel at the extreme north end of Evans Lane, a street of equestrian estates and ranches, has frontage on both Evans Lane and Indian Road, with nothing but wide open spaces to the north and the Colorado River just a few blocks west at Dike Road, the most exclusive Colorado River custom waterfront homes location in our area.

The beauty of Arizona’s Colorado River is so easily taken in here. I love to bring Lunapup down to hang out at the park, or do the Veterans Memorial Walk which is about 1.5 miles total. Great exercise for human and pooch!

As often as possible, we head over to the park, I put Luna on a 20 foot horse lead so she can tool around and I still have her tethered to me. Then I can make calls or check e-mails or just gel.

Today it is sunny and crisp…with lots of ducks and birds and other dogs waiting for Luna to catch up…

Wi-Fi Hotspots in Bullhead City AZ 86442 and Fort Mohave AZ 86426 Areas!

Next Wave Real Estate Investments was the Bullhead City, Fort Mohave, Mohave Valley area’s first real estate cyberoffice and it has worked well for me heading for my 10th year in Bullhead City AZ real estate.

Lots of fun things to do like trivia games for kids (of all ages) and TV screens everywhere for celebrating a closing that went off without a hitch. In Bullhead City at the corner of Ramar and 95.

Firehouse Coffee Roastery – One of my FAVORITE places in town! SUPER duper green tea and Chai smoothies, healthy sammies and salads — even gourmet doggie treats.

Riverfront Homes Mohave Valley AZ 86440 ~ Dike Road and The Colony

If you’ve been following my posts on Bullhead City, AZ riverfront homes, we started at the north end of Bullhead City near the Laughlin Bridge . . . worked our way down river, then followed the lazy River around the bend . . . and now, we head South to Mohave Valley, AZ Riverfront Homes on the beautiful Colorado River.

From the southernmost part of Bullhead City to Mohave Valley at the Arizona/California border, the Fort Mohave Indian Tribe owns most of the waterfront land, so you won’t see any riverfront homes in Fort Mohave, AZ.

But if you head just a few miles South, you’ll find the most amazing riverfront homes in Mohave Valley, AZ, 86440 that you’ve seen anywhere in Mohave County.

Most of these fabulous luxury homes on the Colorado River are located on Dike Road, on half acre to acre sites, with the white sandy beaches our area Mohave County waterfront home buyers most desire. These are the homes you will be drawn to if you want to pull your boat in and out of the water often. Most of the other waterfront subdivisions will require that you launch from a public or community launch and then dock at your own dock. Not here! You will be able to walk out into your back yard and stick your toes into the sand, lounge with a sippy cup on your own private beach. This is life on the Colorado River at its very finest.

Dike Road has three sections:

  • The North part, off Courtwright Street where the homes are palatial and on large (many acre+ lots), most with private wells.
  • On the West side of Harbor, and just north of the Needles Bridge over the Colorado River (the last right turn before the River if heading toward California), many of the lots are split in half by Dike Road. Some of the land owners split the lots and sold them; others built their supersized garages on them and their gorgeous custom homes on the waterfront side. That’s why you’ll see some garages seemingly situated ‘solo’.

There are both site built and manufactured homes, and private wells and city sewer are typical in this area. The zoning is mostly RE Recreational and allows for guest quarters with County permits and approval.

  • On the East side of Harbor, there is a gated community called The Colony, where the properties are elevated above the River by rocky bluffs, and the homes almost all have their own docks below. These homes sit across from the Needles Municipal Golf Course and Jack Smith Park.

As of posting date, there are currently 4 active listings, and since January 1, 2010 there have been no sales. Square footage ranges from the 1400s to almost 7000. List prices range from the upper 500s for a manufactured home to just shy of 2M for a sizeable luxury home on the Colorado River.

Spring in full swing and Summer around the corner, expect prices to rise as is customary during this ‘on’ season for watersports enthusiasts and Colorado River vacation home buyers.

The Colorado River has something for just about everyone, but these are the very best of Bullhead City and Mohave Valley, AZ.

Most of the homes have their own private docks and some have sandy beaches. Here you can find manufactured homes, site built custom estates and even a few land parcels are still available.

Hancock Acres is not an HOA-governed subdivision, and there are no HOA dues, although there are CCRs (as with most of our communities) and some special deed restrictions.

The market along the peninsula is stepping up as is customary in Spring and Summer season.
