Do You Want To Live In Bullhead City, AZ 86442?

If you want to move to Bullhead City AZ 86442, you will be in good company.

Many relocations to our area and even more vacation and seasonal residents’ transactions start happening in Fall when the weather starts to mellow.

And every second Summer, the mistake-makers–those whose buyer (often dual) agents were masters of the ‘panic sell’ and bought wrong, wrong, wrong–come crying that they need to move back ‘home’–or anywhere else.

Upside down as all get out at worst case. Losing money or just breaking even at best.

Living in Bullhead City, Fort Mohave 86426 and Mohave Valley 86440 is GREAT. This Southern California transplant made the move in 1993 and never looked back.

BUT – we came for a 4 month leave of absence from our jobs in LA and rented until we were sure.

Before you buy, you will need to be clued in to the basic and immutable truths about our area.

1. Bullhead City is REALLY HOT in Summer (can be nearly 130 on some days! And it does NOT cool down at night so temperatures are often still over 100 for a low in mid July). And you know all the jokes about it being a ‘dry heat’? That’s ‘mostly’ true. BUT, during our ‘monsoon season’ the humidity cranks up and you’ll think you’re in Florida or New Jersey. Except hotter.

2. Bullhead City can get COLD in Winter. We are the desert! We don’t get snow. But it gets cold! If you are buying a Summer place, you will need to take precautions against freezing plumbing–a chief cause of water damage.

3. Bullhead City jobs are mostly ‘service industry’ related. Arizona is a ‘right to work’ state and our casinos (major source of employment) often won’t get you better than a 30k annual salary including tips unless you make it to upper management.

3. Our way of life is a lot SLOWER PACED than our LA, CA or Las Vegas counterparts. Some can’t deal with how ‘country’ we still are.

4. If you are inclined to overindulge in food, drink or gambling, Bullhead City, with its 24 hour casinos and bars within a 10 minute drive, could very well be your downfall.

5. We have critters–sun spiders as big as your hand–scorpions–rattlesnakes–coyotes–mountain lions. You won’t see ‘most’ of those in the suburbs–and I personally own stock in the pest control company! But move onto a 10 acre ranch at the foot of the Black Mountains? DUH!

So PLEASE, investigate this area well before settling on it. I won’t be crushed that you decided not to rush forward on what might be an unwise move. Some people SHOULD rent. And we have rentals as well as sales.

HOWEVER, if you think this may be the place for you–and it is a WONDERFUL, BEAUTIFUL, FUN place for those who understand 1 – 5 above– here’s a REALLY SMART PLAN:

  • Arrange for a ‘reconnaissance mission trip prior to any property touring to cruise the area solo. That way, you can really figure out what areas you are attracted to without distraction, and at your own pace. Listings, maps, directions, not a problem. Just ask. 

  • Visit our area in Summer — and in Winter.

  • Second reconnaissance mission will be with me. We’ll see some representative properties in areas you’ve found of interest. No pressure. 

  • Get your financing in order. If you are making a job transfer for instance, you may need to rent for a bit first to qualify while you ‘settle in’ to your new position. And loan professionals are not all created alike. I know who the great ones are–and who they aren’t. Ask me before you start clicking around online! 

  • When you are certain you like our area and can handle the extremes of heat and cold, slower pace than big city living and the occasional unwanted ‘critter’, we make an appointment and see a list of the properties that fit your criteria BEST just prior to making your OFFER to PURCHASE. 

  • Let me EDUCATE you about the PROCESS of buying property in AZ, so you enter into your TRANSACTION comfortably, confident that you’re making a sound DECISION.

My Story And I’m Sticking To It – Interview With Candice :)

In 1983, Candice was bitten by the real estate ‘bug’ as a radio air personality broadcasting live from a new home development in Palm Springs, CA, although it would be nine years before she would act on it.
After attending college, university and radio broadcasting school in Southern CA, Candice taught Communications, Commercial Acting and Personal Development classes for four Los Angeles area modeling institutes and held onsite image development seminars for local businesses. Candice also spent ten (total 30+ years) as a top rated radio air personality in Southern California and Western Arizona. She appeared in two feature films, The Blues Brothers Movie and Fatal Beauty, and co-hosted six local telethons for the Muscular Dystrophy Association and United Cerebral Palsy.
Candice began her real estate career at a large property management firm in Orange County, CA where she learned the fundamentals of leasing, fair housing and representation.
In the mid 1990s, as a freelance writer and editor, part of Candice’s job was to transmit copy online. As the Internet began to change how business was done globally, Candice picked up skills by joining online communities on AOL, Prodigy and other BBS as she worked for large east and west coast publishing houses from her Southwest home. Because of her online skills, she became a trusted colleague and valuable team member.
When Candice obtained her Arizona real estate license in 2001, her first order of business was to differentiate herself from competitors boasting neighborhood familiarity and years of experience. The obvious choice for Candice was to take her real estate business online, where she had a leaps-and-bounds advantage. Candice’s first educational goal in real estate was to earn her ePro Certification in 2002. She quickly became well known in her Bullhead City, AZ market as ‘the online REALTOR’, designed a one-of-a-kind top local website and powered up her real estate business, closing over 80% of her transactions online and building a strong referral and client base in her first two years.
In 2004, Candice earned her broker’s license and opened Next Wave Real Estate Investments in 2005. As Designated Broker, Candice employs only ePro Certified agents. A ’boutique’ office, Next Wave thrives via referral business, much drawn from the thousands of agents with whom she has developed relationships over the past eight years.
Candice was instrumental in forming the Bullhead City/Mohave Valley Association of REALTORS inaugural Technology Committee, serving as Chair in 2006 and 2007. As an association Director, Candice is sought after for participation in task forces. She created the Association’s first Orientation PowerPoint presentation. Candice teaches MLS Basic, Advanced and CMA courses for the Association.
In 2006, Candice earned her Certification as an ePro Trainer, incorporating ePro Technology Workshops into New Member Orientation and MLS courses offered by the Association.
In late 2006, after completing the course work for Commercial Sales Certification at the Commercial Real Estate Institute in Phoenix, Candice was invited to join the faculty as a Client Communications/Technology instructor and is approved by the Arizona Department of Real Estate as an instructor.
In early 2009, Candice was selected by the Bullhead City Mohave Valley Association of REALTORS to represent the Association as a member of the Western Arizona REALTOR Data Exchange (WARDEX) Board of Directors.
As a well known local broker, Candice is quick to lend a hand to members needing technology assistance.

What is your favorite movie? I love silly, funny cool movies like The Fifth Element.

What is your favorite thing to do in your free time? Float on a raft on the Colorado River.

What was your first job? Sales clerk at a department store.

How did you get into radio? Trained at KiiS Radio Workshop, Hollywood CA and Daws Butler’s Actor’s and Writer’s Workshop, Beverly Hills CA.

Which do you prefer, dogs or cats? Dogs

What the most treasured thing you own? My dog Luna

Who do you most admire? Richard Branson, for being such a fearless entrepreneurial risk-taker.

What is your favorite ice cream flavor? French Vanilla

What is your favorite music group or artist? I change all the time. Really. It depends on my mood.

What is your favorite drink: Non-Alcoholic: Water with lemon or lime.
Alcoholic: Really good tequila.

What is your favorite dance move? To drag someone who looks lonely out on the floor with me.

If you could buy anything what would it be? More real estate!

What would you most like to change about yourself? To be able to sing better.
