Why You Need A Commercial REALTOR

In the article, the author Hans Steege tells the story of what he encountered representing his company as leasing agent, as they set out to find new commercial space.

What Hans found out was that without representation, his company was disadvantaged.

They went in supremely prepared, to be sure–with knowledge of their business and its needs. Computer aided design. Armed with information about the market offerings.

Yet, they were not taken seriously by the landlords and their commercial real estate brokers.

As a Bullhead City AZ commercial real estate broker who represents owners of improved and unimproved commercial real estate properties for sale and lease, I have a duty to protect my client and be honest in dealings with customers.

That duty, however, doesn’t extend beyond honesty where unrepresented parties are concerned.

We always set out to create a win-win situation. It’s just common sense.

But we won’t–we CAN’T–let our clients leave money on the table.

I hear so often, especially from investors, that they don’t NEED an agent, they don’t WANT an agent involved, an agent will cost them more money, they don’t want to be tied down because more than one agent is better. So they seek out the listing broker and act as their own representative.

As soon as most consumers start negotiating on their own behalf, the difference between them and a seasoned commercial broker becomes apparent.

Hans’s story ended happily:

“So we bit the bullet and hired a commercial realtor. Thank goodness. We had done a great job of figuring out which space and location would work best for us, but the real value the realtor provided was negotiating the terms of the lease and the build-out provisions.  We didn’t get everything we wanted, but we got a lot more than we would have otherwise. We got a significant rebate to cover build-out costs, reasonable repair terms, and the ability to have dogs in the office. And, of course, the wisdom not to try this on our own next time.”

And their rep even negotiated for them to have their dogs in the office! Good rep!

Arizona Commercial And Investment Real Estate – Finding HUD Multifamily Housing

HUD is more than single family homes . . . if it was FHA financed and foreclosed, it will be made available for sale via HUD’s streamlined, automated and information-rich systems.

And that means multifamily housing — even large apartment buildings.

If you visit the HUD website each Wednesday, you’ll be updated with a list of HUD Multifamily properties available for bidding.

Each property has a link to an Info and Bid Kit (Here’s an example of an offering) with property info, instructions and the location of the auction.

Registration with HUD’s Active Partners Performance System is required.

Registration to use HUD’s APPS and Secure Systems is a multi-step process. You will need to follow the Instructions for registering for both “Secure Systems” and APPS on the Active Partners Performance System (APPS) web site in order to login to APPS through Secure Systems.

Wi-Fi Hotspots in Bullhead City AZ 86442 and Fort Mohave AZ 86426 Areas!

Next Wave Real Estate Investments was the Bullhead City, Fort Mohave, Mohave Valley area’s first real estate cyberoffice and it has worked well for me heading for my 10th year in Bullhead City AZ real estate.

As long as there’s wi-fi for my laptop or service to my Blackberry, I can do most things related to a real estate transaction and quite a few that aren’t.

Here are some of the best wi-fi hotspots on the River, in the Bullhead City, Fort Mohave and Mohave Valley areas to meet clients and generally hang out, where there is wi-fi for my laptop:

Coffee Crafters – the BEST freshly roasted and ground coffee, amazing paninis and desserts, comfortable seating — and they always let me turn down their music when I’m hanging with clients. Near the Target Center just south of the Parkway.

Buffalo Wild Wings – FABULOUS hilltop view of the 3 states we love best-Nevada, Arizona and California! Lots of fun things to do like trivia games for kids (of all ages) and TV screens everywhere for celebrating a closing that went off without a hitch. In Bullhead City at the corner of Ramar and 95.

Cork and Beans – understated, elegant Tapas-style food and many awesome wines to sample while we’re relaxing to chat about the area. The imported Italian champagne splits are bellissimo! This is an awesome spot the locals all know about. Live music a few nights a week. Mohave Drive at Miracle Mile, across from Wal Mart.

Firehouse Coffee Roastery – One of my FAVORITE places in town! SUPER duper green tea and Chai smoothies, healthy sammies and salads — even gourmet doggie treats.

A drive thru window and easy-find location at the Avi Resort,  and in the Riverview Mall in central BHC.

How To Get Home Warranty Work Done FAST!

Home warranties are something I believe in, and yet they are, after all, insurance companies (although usually kinder and gentler) and a ‘middleperson’.

When you want NEED the repair done, done right the first time and done fast, being proactive and efficient on YOUR end will help you–or your client–significantly.

When requesting service:

  • Request service online. Most warranty companies have portals where the homeowner or agent can request service. USE THOSE BLANK FIELDS that ask for additional explanation! This is a lifesaver when you have a middle of the night plumbing leak or thermostat issue. First in the Q = first to dispatch.
  • THEN, call the warranty company‘s CSR and pay your service fee via CC or e-check. That too should expedite processing–and vendors who get paid fast get the work done fast. It’s also great for them to not have to collect the service fee. Saves time all around.
  • Ask the warranty company for a LOCAL vendor as close in proximity to the property as possible, unless you have a reason not to. Keep in mind that the companies do not know which zip code is closest. My house is closer to a zip code in another state than 3 local ones.
  • Ask the warranaty company for the phone number of the vendor. They often have a ‘back office’ number that won’t go to voice mail.
  • Call the vendor. They are faxed the service requests, usually via an office person who may or may not be a ‘techie’. There’s a good chance, even after the previous steps, that the information they got from the warranty company CSR is incomplete. Tell them a request is en route. And be PLEASANT!
  • Provide information to the vendor: the make, model, type of appliance if applicable, and tell them as clearly as possible what is wrong and what parts of the appliance appear affected. Repeat trips are often eliminated when the vendor can arrive with the correct replacement parts.
  • Give the vendor DETAILED directions to the property.
  • Give the vendor your cell number and/or e-mail address so they can give you an ETA and heads up. Murphy’s Law WILL prevail and you will not want to miss each other!

You’ll be amazed how easily things get done when you help servicepeople help you…
